Rules & Regulations
Guests agree that by booking this listing they shall comply with all house rules, specific covenants, conditions, and restrictions applicable to the listing. Violation may result in fines or eviction as prescribed by the hosting company.

NON-Smoking Unit (This includes any items that produce a live flame)
In booking this listing, the guest agrees to support and adhere to all information specified in this non-smoking clause, units are absolutely No-Smoking. A minimum $1000 fee will be assessed immediately if the guest smokes or there is any underlying evidence of smoking activity inside the unit. Smoking includes but is not limited to vape smoke/e-cigarette , cigarette/tobacco, marijuana, lighting/use of scented or unscented candles or any item that produces a live flame. Evidence of smoking includes but is not limited to lingering smell, visual signs/damage, video/photography footage, complaints from neighboring guests, hosting company observation or report/alerts generated from in unit smoking detection devices. The guest also agrees to forfeit any funds paid for their stay in addition to vacating the property within 2 hours the same day/night of the incident, or as soon as prescribed by the hosting company. If smoking activity is identified, guests agree to pay all fees specified by booking this listing.

Theft
As a guest, we understand that you want to have a comfortable and enjoyable stay in our short-term rental property. However, we would like to remind you that theft of any items in the property is strictly prohibited and can result in additional fees. Please respect our property and other guests by keeping the property secure and reporting any suspicious activity to the host company immediately. We recommend that you keep your valuables safe and always lock the doors and windows when leaving the property. Our goal is to provide a safe and welcoming environment for all guests, and we appreciate your cooperation in helping us achieve this.

Key Pick-up & Drop-Off
Our smart lock system will grant guests keyless access to the unit via their phone and keypad codes for the duration of your stay. In the event the bottom lock is locked by accident/intentionally, the cost to open the lock or retain a locksmith will be passed to the guest. The fee will be charged to your account on the day of the incident.

Check-In & Check-Out Times

Check-in & Check out times must be respected unless agreed otherwise with the host.
Check-in and check-out times are typically set by the host to ensure that the property is cleaned and prepared for the next guest. It's important to respect these times, as the host may have other guests checking in or out on the same day. If you need to arrive or depart at a different time, it's important to communicate with the host in advance and get their approval.

Checkout Procedure
1) all doors upon departure. (Do not lock Bottom Locks)
2) Make key drop off arrangements with the hosting company (if applicable).
3) Clean out refrigerator and cabinets of food and discard in the trash.
4) Take out bags of trash and place in the trash can prior to departure.
5) Failure to depart by 11:00AM promptly shall result in a late checkout fee. If you hold the unit for more than one hour past the agreed-upon checkout time, you will be charged at the set nightly rate.
6) The company is not responsible for items, mail or packages left behind or arrived after the guest departure. Once the guest departs any future correspondence will be discarded.

Trash Bin Procedure
Guests agree to follow the garbage disposal procedures.
1) Guests are responsible for disposal of their trash.
2) All articles of trash must be placed in designated trash cans, at no time any article of trash meant to be discarded should be outside of bins or on the street, they will not be picked up.
3) Trash Pick up is Exclusively every Tuesday failure to put trash out in a timely manner will result in creating unsanitary conditions.
4) Trash cans are to be placed wheels up against the curb at least 3 feet away from any parked cars.
5) Trash cans are to be picked-up by the guests before the end of the day.

Parking
Not all units have parking and space is very specific for each property. Information should be obtained from your reservation agent and additional charges may be incurred for parking. The hosting company is not responsible for stolen or damaged vehicles. Your vehicle may be towed if not parked in a designated parking space. Any parking cards, garage openers, etc. not returned to the hosting company will result in an additional charge depending on the specific garage.

Occupying Guests
The hosting company must know the names/max number of occupants of persons occupying the listing. Guests information may be given to the hosting company. The guests may not exceed max occupancy as prescribed on the listing. It's important to respect this limit, as exceeding it could be a safety hazard and could result in additional fees or even eviction.

Pets
For the 1st pet there is a non-refundable fee. Each additional pet will require an additional non-refundable fee per pet.
1) Undisclosed or illegal pets will result in a min $800 fee and removal of the pet and/or subsequent termination of the stay.
2) Pets are to remain off furniture; evidence of pet damage to furniture will result in fees.
3) Pets must not be left unattended outside/inside, unless inside a kennel.
4) All dogs must be outside trained, walked outside, and cleaned up after as promptly as droppings occur,
failure to do so will result in a fee for each event, including but not limited to complaint by
neighboring guests, hosting company sighting, and video/photography footage.
5) The use of potty pads is prohibited inside of our properties, including the balcony. Applicable evidence of
this will result in fees or further action as deemed by the hosting company.

Noise
1) Guests agree not to make excessive noise, particularly but not limited to the hrs. of 11:00 PM and 7:00 AM.
2) Guest understands and agrees that excessive noise includes but is not limited to loud music, shouting, arguing, banging, or slamming doors, parties or excessive number of house guests or activities that disturb the peace, and quiet of the surrounding area. Guests shall take all reasonable precautions to prevent excessive noise and shall ensure that all guests, invitees, or other persons on the property comply with this provision.
3) Guests must immediately reduce noise if a complaint is received at any time and cooperate with the hosting company to resolve the issue.
4) Guest understands and agrees that after 2 noise complaints/reports from neighboring guests, neighbors, in unit detection devices or the hosting company, this serves as a violation of this noise provision and shall be considered a material breach of the stay. This will result in immediate termination of the stay and guest departure from the property immediately without refund of any prepaid stay amount or deposit.
5) Any noise due to parties will only require 1 report/complaint from any source previously mentioned to initiate an immediate termination of the stay. The guest will be held responsible for any damage or costs incurred because of excessive noise or any other breach of this provision.

Stay Damages
1) You have 48 hours after your arrival to notify us of any maintenance issues associated with the property. This includes missing essentials such as toilet paper, soap, garbage bags, etc. If no notice is given within 48 hours, you assume temporary responsibility for the property as is and as such are liable for any damages in accordance with the State of Texas Innkeeper laws.
2) If any maintenance issues occur during your stay, it is your responsibility to inform the hosting company such that any necessary action be taken to resolve said issue. However, if you are not satisfied with any solution that maintenance has offered to a particular issue, you may not leave a retaliatory review.
3) Only flush toilet paper down the toilet. You will be billed $200 if a plumber needs to be dispatched to the property to unclog a toilet, or higher depending on the extent of the damage incurred.
4) Do not pour grease or any cooking oil down the sinks/toilets, if a plumber needs to be dispatched, you will be billed $200 or higher depending on the extent of the damage incurred.
5) If there is damage as evident due to direct force or intent guest will be fully charged to the extent necessary to repair/replace said component/ items. In the event something needs to be repaired do not attempt repairs yourself reach out to the hosting company
6) Neglecting issues/ failure to report issues that lead to further damage will incur additional expense to guests. Report issues as they occur to the hosting company.

Release
Guest hereby waives and releases any claims against host company, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.

Cancellation Policy
By booking this property, you agree to our cancellation and refund policy specified on the platform. Any chargeback dispute filed without a valid reason will result in the cancellation of your booking and may result in additional fees and penalties.

Risk Of Loss & Indemnification
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and hosting company shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless hosting company and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.

Reserved Rights
Guest hereby grants hosting company authorization to enter the unit under the following conditions:
1) To make necessary or agreed upon repairs, cleaning, alteration, or improvements following resident's request or a 24- hour notice given by hosting company.
2) Emergency, urgent or necessary situations as defined by the hosting company.
